Creative financing is about the use of your money, use of assets, meeting the needs of the parties, setting goals that lead to conventional financing, using your abilities and knowledge to earn your way into ownership and using other sources of funding that are available to you, it's not a magic pill for having no knowledge, money and credit.Alternatives are endless, not knowing what you have available to work with or knowing the motivations and needs of the seller, you can't arrive at a solution, first identify the problems to be overcome. :)

So if you offered to pay her a note with interest for the remainder of your purchase price that would really motivate her to accept your offer.So the offer would depend on your ability to pay the 18k in my opinion.

So when I approach a lender to re-finance the property, does my conversation begin with "I own the property free and clear" or do they want/need to know that it was paid for using an LOC and will that have a negative effect on their lending ability?

I know in certain leases violating or being in default of a condition of the lease you can evict them… I wonder if there are situations that you can correct the violation or default and then send them a bill?
