Both of them are on the deed for the house, He went down to the probate court to file a petition to gain power of attorney over the property they told him that they will have to run it in the local papers for a couple weeks it's now been 2 months and they can't give him any updates on the probate.

I also take average rents for similar houses in that neighborhood, look at DOM and subtract about $50 to arrive at my rent price.- 100/month for repairs and maintenance- Equivalent to one month's rent for vacancy/turnover etc- Insurance costs + 10%- HOA costs + 10%- Taxes + 10%- Management fees of about 9% of gross rent (fee will decrease with more properties)and after all expenses - (rent x 12 - expenses/ cash invested) my goal is about 6.5%.

The exception to this occurs when the selling price falls too far below "market value" (there is a formula they use to arrive at that); if too low a selling price, then transfer taxes are based on that "market value".
