Most of the time you can discuss these things like adults and come to an agreement because he just wants to get paid and you want to be done with him.

It just kind of seems like a rip off to me, I mean two individuals in two one bedroom apartments aren't going to be putting out more trash than the family next door with two adults and three kids, yet we get charged double the amount ($49 per unit)?

Perhaps invite your friends over and entertain them with stories of how you could've been an independently wealthy real estate investor.

One of my tenants recently passed away and now the kids that were living there which are of adult age won't move out.

She apparently lost her adult daughter and had the basement full of the daughter's belongings. 

Of course, it's not impossible but it was just that last time I got applications from a group of adults (friends) who want to share a house instead of a family that I wanted.

Assume they are responsible adults and you will only be responsible for broken locks.
