This year I have not accomplished much in real estate, other than closing on one house in the first quarter and managing my rentals. 

I will see if that is an option for what we are trying to accomplish. 

We have accomplished a lot in 2017 which I will be recapping in a week or two entitled 11 BRRRRs in 2017.As for right now, I wanted to share my favorite deal of 2017.My partner saw a property come up on the software that his brother made to analyze the MLS and notify us of potential deals in Arizona.  

What's the tenant trying to accomplish here with all these delays and late responses?

Is there a way to capitalize on the connections I have already built with them to aid me in accomplishing 2 deals before February? 

The best way to accomplish this would be to cut an entry door the concrete wall at the back of the house (as the basement currently lacks an entry point).Has anybody done this before or have any experience with this?  

These are hard money lenders, so they will likely offer more expensive rates and terms, but will help you accomplish your goal. 

If your friends are not comfortable with your accomplishments maybe they need to strive for more. 

And a hard money loan for the reverse exchange would be the best way to accomplish that if you don't have the funds necessary without the sale of the TX house.But this is what concerns me - Maybe I'm misreading something but I don't think the seller truly understands your intent. 

Plus these two strategies are much easier to accomplish with the help of social media, in my opinion.
