Cash buyers and Wholesale contacts: Properties? not as much

Hello All!

I have been studying for a while now and have done 1 wholesale reassignment that really fell in my lap from a "For sale by owner" post on craigslist. I have stumbled across a few Properties on craigslist but all seem to be marked up (Possibly other wholesalers?), not making it attractive to any buyers I have. 

Im looking to do at least two deals by the end of January. I just cant seem to find properties that are not on the MLS that would provide a decent opportunity to a Investor. I have placed Bandit signs in different areas "Looking to sale your home?" but surprisingly I had more investors call me than actual sellers. Im in sales and know the importance of relationship building so I dont plan to be "That guy" blasting out properties. I know what my Maryland and Virginia buyers are looking for. That's what I plan to target.

I was going to do a Yellow Letter campaign next week to see what would come from that and I will be driving for dollars in the Virginia area. What am I missing in my process?

I was told to find properties first and buyers would come easily, and others have said the opposite. I didn't want to commit to any seller that I would be able to do X amount, in Y days. Without knowing that I had someone on the other end ready to buy. 

Additionally I have met with a few other wholesalers. Is there a way to capitalize on the connections I have already built with them to aid me in accomplishing 2 deals before February? 

Speaking with a few property owners from Virginia that I found on craigslist. But doesn't seem very promising.

Any insight or steps of action moving forward would be great. Thanks
