Afterwards you do a streamline refinance with a VA IRRL (interest rate reduction loan), which is a no documentation, no appraisal refinance that is at no cost to you that can only be done on a pre-existing VA loan.

By friendly I mean one that is used to handling the types of off market deals we engage in and that will not make the seller sign an assignment document which will most likely kill the deal if the seller were to find out home much the wholesaler will make for assigning the contract.
