Brand new to this, looking to get my first deal out of state through creative finance or subject to.  

I am not sure what the Denver market is like but there are not too many HOA neighborhoods in this area unless you go east in areas like Brandon, Ruskin, Valrico (which are good areas to flip in) or North of Tampa in areas like Land O Lakes, Wesley Chapel & New Tampa.

What made you interested in investing in this type of deal?

Lets just say that $50K has been carrying in losses from this particular property, this means (according to my CPA) that I can only offset $50K from the capital gain of the sale of this one property.

Did you have an STR already on VRBO before this new one?  

Of course this depends on a multiple factors but if you are in the right market you can totally be profitable. 

What made you interested in investing in this type of deal?

We were looking to finance this through a DSCR loan and just found out that most DSCR lenders create a bit of problem to approve DSCR loans to log cabins.
