I'm skilled at analyzing deals, and the wholesale ones that end up being e-mailed out, or presented at the local MNREIA meetings and on their website don't seem like deals at all!

But if you keep an open mind, I'm confident it'll make sense.First what are the main skills you'll need, or need to develop, to be successful, whether you're remodeling to rent or flip?  

@Chris Mason seems like agents may have different skill sets or areas of expertise and some incentive to earn money by finding a deal that works but I also feel like it may dissuade an agent from working with you.

And you can consider partnering with someone that has the cash and you offer your know-how, skills, property management, etc..Good luck!

The key questions you need to ask yourself are, do you have the time, skills and knowledge to take on a project like this and how are you going to do it from out of state?

The housing shortage won't be fixed any time soon, even in a downturn, but what will change is how many people can afford rent or get mortgages.

As long as you buy in an area that is C or better you generally get a pretty good occupancy rate, as there is no shortage of demand, and cash flow is excellent. 

I enjoy spending my time researching/studying the wholesale fundamentals so that I have a strong foundation to further build my skill set on.
