This will vary person to person but there are many people who haven't even "stressed tested" their real estate portfolios to even account for a depreciating market.This is also one area where the much maligned Cleveland cash flow crowd is in a better position than the "real wealth" San Fran equity out crowd:  the cash flow folks can likely cover their margin with the rental generated cash flow, if you've equity stripped your San Fran assets to expand your empire you really have no recourse if the APV goes down and you are overextended relative to your cash reserves.
