I finished up a bathroom remodel for a client and some odds and ends in my residence, basically, not enough, time to get some serious rehabs going so gonna hit the bricks to get some additional investment.

Had a tenant prior, but it's been vacant since then due to the remodeling.

My office manager talked with the HA & we documented and had inspected the beautiful remodeled condition house we were renting.

The house is older but completely remodeled, nicely outfitted, just replaced all the floors.

We plan to live in and remodel over the next two years and sell in 2015 (or rent it, depending on the market).

- Do you feel the big ticket items (replacing roof, siding, furnace, remodeling, & etc.) are built into the 50% rule or the 2.5 % maintenance I calculated?

I hope to invest in rehabs/remodels, flips, and some long term rentals.

On the other hand, once people begin remodeling those properties and putting them on the market, and there are sales, there will be better comps.
