Hi everybody, This "issue" was further complicated by the tenants not speaking English and requiring their 11 year old daughter to translate things like late fees, disconnection, etc.The tenant ended up paying the bill and the former owner officially had their account closed, so all's well that ends well.Thanks to everyone for their advice!

What I mean by that is, if the profits/returns justify the legal costs, then go for it.A general rule of thumb is over 10 investors, it's going to be a security and warrant a properly structured entity for syndication.
