Having an illegal conversion of that kind is a gigantic lawsuit waiting to happen.

A lawsuit from years ago could come back to haunt you, and it'll be on you to fix it because you're now the manager of the LLC.When it comes to mold, generally you have to replace all tainted drywall and any wood that shows rot (looks black like it's been in a fire).
