I've had the best success taking the time to inform them prior to occupancy, both in ads and by reviewing key points of the Rental Agreement paragraph by paragraph prior to signing.

When yearly leases end and you want a new yearly lease you simply do a 1 paragraph addendum stating the lease for property x is amended in the following ways.

You can have an attorney craft an addendum, but keep it mega short...a paragraph if possible.
