Buying a house and renting it out is not that hard or complicated.

Focus on cash flow for this house.  

Luckily, my agent still had keys and we were able to get his boxes out of the house.

If the property had a washer dryer when I purchased, I leave it in the house and inform tenants that if it breaks, I do not fix and they can buy their own w\d and take it with them when they move out.To many people will detroy a washer and dryer by overloading.

Take advantage of that free housing. 

Other times they go from house to house in a neighborhood and solicit homeowners to get projects replacing roofs.  

There is a carriage house exception but that has to actually be an old carriage house for horses, and from what I understand this rarely applies.

Learn, take action and network with other wholesalers (call all the signs you see on the road that are promoting a wholesale deal or that say I BUY HOUSES CASH).
