The existing lender wasn't willing to hold any of the debt.I considered offering to just take them at their debt value but it was too high. 

I've found more success investing locally, even in high cost of living areas. 

I honestly belief that investors should stop looking for specic catagoeries/situations of people to find houses to buy, and instead focus on motivation (regardless is their house is vacant, tax liened, foreclosure etc. etc.)Do you really care that you get a vacant house deal, or do you care that you find a high profit deal regardless whether it is a vacant house or not?

With this rates so high I’m not Looking for make Money out of it, more to pay it’ self. my down payment will be around 40% to make the number work.

Only manage high luxury properties, they've done an excellent job with some Oregon Coast STR's. 

He said the reason why the community is as high as the price tag is because of the networking opportunities and connections you can make with wealthy capital partners that you would not be able to find anywhere else, unless you did it yourself which he said would take many years without joining his community.

While I have sufficient capital to undertake 1 or 2 flips at a time, the high cost of properties in the DMV area makes scaling challenging without resorting to interest-based financing.Is this feasible, or is it a stretch?
