The intent is to home hack my first deal with a 5 or 6 bedroom single family and rent out the other rooms to college students and or medical professionals.

My DTI ratio is about 40%, I have lots of student loan debt, and I cannot currently save but maybe $100/month.After listening to tons of BP podcasts, it seems like most of similar people in my situation had no idea what they were doing going into their first deals...besides knowledge of terminology and what not.

PS: Folks who did well in life without going to college, (to me) they would have been rock solid A+ students if they wanted to attend college.

When I was a grade school student I read about the working of the 1930's New Deal.

Showing copies of checks cut to them or their students that are 2 and 3 years old or have no date on them at all.

I have done classes in the past and any funds received was a minor reimbursment for my time, but I felt that the students received much more than I did.That said, my answer is also a Big Fat NO!
