Do they have similar “skin in the game?”

More consumer sales are going online and there isn't a need for the giant retail spaces of yesterday.

See if the county where you are looking has their upcoming auction properties online, find out everything you can about the ones that interest you, and see if you can buy a property outright with cash off the courthouse steps.

Been looking at getting into the game with a 2 or 3 flat.

Until then, I am great over the phone, have a head for numbers, and a strong knowledge of online marketing systems.

I have a fulltime job in which I spend on average 10 hours in the office and want to invest in out out state turnkey properties and part of me want to understand the game closer by saving a little more and investing in a fix and flip locally here in Southern California.

They have more skin in the game then you do.Make sure you get clear title.

Wholesalers reading this thread don't get discouraged its a numbers game; and investors receiving the mail you may need them one day and could potentially connect with one of the good ones that you will build some good business with.
