We have moved to a NON-REFUNDABLE reservation fee to hold that is collected to hold the unit for up to 14 days if a tenant is not ready to sign the lease and pay ALL the move-in funds.

I’ve heard of paying moving expenses, which I can weather, I believe worst case scenario is tenant stays without paying for 6 months before evicting hope it doesn’t come to that but I can weather that with reserves on hand.

The leases the tenants sign have a clause stating the landlord reserves the right to make improvements on the property and the construction will be during normal business hours.
