It looks like there may be two issues here: violation of the lease and the ethics of evicting someone during a pandemic. 

Where are they already deferring maintenance, or not performing routine Preventative Maintenance to extend the useful life of various elements such as roof and gutters, exterior paint, termite inspections and treatment, high risk component inspections, and much more?

They charge the same prices and we even get special treatment for referring a lot of business.

These are professionals with additional training and a stricter code of ethics.

However you an also combine with a 1031 exchange on the other portion and get tax deferred treatment that way.And as @Mark Gauger said, the residence portion does not have to be consecutive but you do have to have lived in that property for 2 out of the 5 years prior to sale. 

So waiting until I have a reliable stream of income as a 1099 will take however long it takes (since the market is going to really have the most influence on this and not my work ethic).

While my first-hand real estate experience, I can promise that my diligent work ethic and motivation will compensate; enabling me to learn quickly! 

In this instance, the U.S.A. child would pay U.S.A. taxes on all income, but the retained earnings would remain in the child company until you explicitly repatriated them to the parent (and there is preferential treatment under the tax treaty for dividends from a child to parent).Keep in mind, the more companies and the more complex your business the more administrative overhead (sets of books, tax filings, corporate filings, etc) you will incur.
