This is our primary residence, not one of our investment properties, and it would be turnkey, so we are paying retail.We agreed way back to work with this contractor after meeting the three choices, but I am wondering if we should somehow bid this out instead of just going with the proposed contract.

You really didn't do it all by yourself.Some of these brokerages are average 1 transaction a year per agent to less.A lot of these big brokerages stick 3 to 4 agents on a team and pump out selling listings given to them by large REIT's and other sellers.By choice I work with clients one on one and spend the time with them educating on the process.

If you have patience, willing to learn, and able to live without the income you may get from a rental property right now the 12 unit apartment building is the better choice. 1.46 % x 12 = 17.52%/2=8.76% cap rate.The thing you have to make sure of is if the 12 units are all rented out now and if not what is the historical occupancy rate.
