i would either use list source and mail to people that paid cash for their homes or drive around in your area and send out letters to people that own duplexes and bigger buildings most importantly you will need to get out and network with other investors in your area to find people that will be willing to loan you money good luck @David Battle

Hi David,Buildium allows maintenance requests to be submitted online, and has accounting/tracking software in the backend as well.
