To begin, I would begin by analyzing deals daily and after time you will begin to eyeball what is a good deal. 

As for the train station, there is a great need in the area which travels daily into NYC, being this close to the rail road may be bothersome at first but after spending some time walking around the neighborhood I can say that the train schedule is pretty spaced out and the station is not too busy.

They have meetings almost daily discussing all things to do with RE investing.
