Why is the “for 1 year” language included in the deal?

When written into your additional terms of the State Contract, any written words that are agreed to by the parties are legally binding, and supersede the boilerplate language of the contract.

Do a quick learn on joint and severable liability and add the necessary language to your contract for the next tenant(s).

Neither the original buyer of the report, nor the listing agent, nor the buyer's agent have any rights to "sell" the report to someone else; because there is almost always one of these at the bottom of every page: "Copyright © 1998-2017, xxxxx, Inc" ; and usually some specific language that states it can not be sold to a 3rd party.

I would put some language in the ad explaining the property and say "X miles from (college name here)" and "a 3 family property with college students occupying the other 2 units" or something to this extent. 

However, if you can find a solid general template and alter it with language that will apply to your context, that should work.
