My wife and I have been looking for markets to 1031 some of our California rentals into and Birmingham is one that looks interesting. 

Just because there are not a lot of cheap foreclosure in FL or CA, does not mean they are nowhere. 

I am in the same boat as you, with regard to prices all over California. 

Also, some cities/states you can't do RUBS if your property is newer.

I'm currently reading David Greene's Long Distance Real Estate Investing book, and just absorbing as much info as possible.I moved to Southern California from New York about 3 years ago, and am loving it in here. 

I would love to get to know local real estate investors and other local professionals from the area, as I am new the investing in this city and its surroundings.

First off you should ask yourself why would someone want to live in this specific city or town then why on this street, then why on this end of the street and then why in this house.There has to be a draw to the area you buy a rental in.

We've had a really hard time getting our accountant to get back to us on questions (arg- probably need to switch to someone in Oklahoma City with better knowledge on real estate tax code) because I'm definitely wanting more clarification on logging hours and what applies.
