The 30 day notice is pretty standard, but you could negotiate that as well, in reality a landlord really doesn't need to know 30 days in advance, usually 2 weeks could work, it's not like they are not aware a lease is close to termination.

Where I live (Harrisburg, PA), the local county tax maps provide a lot of information, but they are only useful if you are already aware of a particular property.
