Apples and oranges are different, as are the markets you are speaking about. 

I would look at apples to apples in regard to sale price.  

There are some bad apples in Memphis, but some really good team members too.

The door was backwards and she had to lift the laundry over the door to jam it in.

My worry would be that the unsophisticated think you are offering something for nothing, when this type of transaction is apples and oranges compared to standard buy and hold returns.

It is a great way to invest in a larger property that one may not be able to obtain alone and without doing all the heavy lifting going out on your own.

If I need a showing I'll pay for it and if I keep going into bidding wars, I'll pay for it and if I burn enough time I'll owe more than the entire buyers commission would have paid, but at least I won't have someone who is pissy and moany every time I ask for something or makes a killing on 4 hours of work (when I did all of the heavy lifting).
