Here's what trips up short sales with HELOCs.Suppose it's a $500k home.Suppose there is a 1st for $550k and a HELOC for $100k.Home sells for $550k.1st loan is paid off, all but the last $50k. 1st lender is out $50k.HELOC, $0 of it is paid off.

That little 5-10% taken for collecting the rent every month and managing the unit - most of that gets turned over to the insurance company for liability insurance that protects you as an owner and your tenants in case I mess up or someone I hire messes up, and workers comp that protects you and your investment in case an employee trips on the sidewalk while going to deliver notice, or a repairman falls off a ladder while cleaning your gutters.Since any reputable PM will likely be covered by these insurances, it means their subs also will need to have their own coverage.

My closest rental has about $100 per trip overhead just in mileage (not including time) based on current IRS rates because of it's location as compared to where I conduct operations.

@Danny Yeap find an agent in DFW, talk through your goals, talk to a lender and get pre-approved for lending, fly out there, and see as many properties as you can during the trip.
