However, if you as the owner are moving in, that would be a valid reason, so long as you give them ample notice time -- 60 or 90 days I think, depending on how long they've occupied.As for the other tenants, if this is their first lease term and they've lived there for less than a year, you can simply give them a non-renewal 60 days in advance of the end of their lease.

We were helping a friend renovate a house which had been home to a heavy smoker: one room was so bad - owner had smoked in the same chair for 30 years - that we had to replace the sheet rock on the walls and ceiling.There have been some studies in the past few years showing that the chemicals from cigarette smoke, even when encapsulated with paint, eventually come to the surface exposing future residents, in particular young children.

One became an enterprise, one became a veterinary office, one got demo'd and had 10-15 townhomes built on the property, and there is one in my neighborhood that has been for lease for a couple years now and still vacant (not sure if the owner is really just land banking it, since he owns the adjacent property too, a former medical supply store).All that being said, I do not see this property as being something that will be easy or cheap to re-lease.
