First Rental Property / growing portfolio

Hi all, 

I am currently in the process of closing on my first rental property. What are some things I should consider with this deal that will help me scale my portfolio in the next few years? Is there anything I should/shouldn't do with this purchase in regards of my mortgage, down payment, etc. that will better prepare me when I look to purchase another investment property?
