I've been looking at the properties that some wholesalers are sending me and none of them are 15% - 20% below market value....I'm not sure if I'm just running my numbers wrong or if anyone else if having this problem as well.

At least with what i researched - the softwares you had mentioned is mainly for the tenant leasing and rent collections (I maybe wrong as well).

It's not right or wrong overall, it's what's right for you.The key to it is understanding what you want and then finding the spot in the market that best fits.

I would try to avoid this solution because once you do it, they will expect it every time something goes wrong.

In addition, just remember that even though the investments you are looking at are super duper cheap, you can still lose money on them if you buy them wrong.
