if you're going to be buying a major investment, it's worth it to go there in person.a lot of investors who bought houses sight unseen regretted it later... you want to see the house, be there for the inspection, meet your team, etc.why not 'invest' in that way?

In the DSCR world, there's more than a 1% difference between a 70% cash out refinance and an 80% cash out refinance and with that increase, the rents may not carry the mortgage payment at 1.25%. 

I thought it was weird because they are in rural areas so I don’t really see them being “zoned commercial” as a much greater selling point when there is so much land available and it’s turning out they really are only worth the residential comps so those are going to expire with only my costs and no sales.

If you are buying new construction, from a major builder (you know, where they pour foundation on Monday, and framing starts on Tuesday) then I would be concerned.Lead paint, for me, has never been an issue (but worth knowing your locality's policy).
