Mixed use bldg - airbnb, retail and event space/art galleryPurchase price - $775kRehab - $800kHolding Costs - $50k ARV based on income, see below -  - 3 AirBnB units generating 175k a year (40k, 40k, and 95k) - 4,000 sq ft of retail storefront generating 20 per sq ft = 80k per year (also paying insurance, utilities and maintenance) - An event space in the basement renting conservatively for $2500 per month = 30k - Total Gross Rents - $285k at 40% expenses (should run lower) = $171,000 NOI at a 7 Cap = $2.4MMI would think this building will be worth 200 per sq ft = 8,000 x 200 = $1.6MM and 4,000 x $150 = $600,000 = 2.2MMSomeone please tell me if I am crazy?

You will likely get some push-back from local buyer's agents on non-refundable deposits and earnest money, and the earnest money addendum that they will use in Arkansas will give you virtually no protection in that it makes it pretty difficult for a potential buyer to lose their earnest money.

Hello, I have a general question for anyone that can answer this question.I am virtual wholesaling an property . but I am currently not in that current state.The end buyer will be in that current state. my question is  when dealing with an buyers "title company" as far as sending over the supporting docs ( [ copy of purchase contract  made with seller ] as well as the copy of an assignment contract made with end buyer) do I send that over to the agent at the title company that is hosting the closing?
