Hi I know loopnet has mostly office and retail commercial properties but we're considering an upgrade to the premium account for access to more MultiFamily listings in South Florida and it doesn't let you upgrade online...you click a button and they tell you they will contact you shortly by phone.Obviously, this means it's pretty expensive but we are in need of expanding our search.

Putting in an offer on a duplex in the Newport, RI area and without walking inside of it quite yet it will need some cosmetic upgrades inside to make it slightly more appealing to renters and make it renter proof for me.

.- Its 3/2 currently rents for $1000 p/m- Its 2/2 currently rents for $800 p/m- Its 1/1 currently rents for $600 p/mSome of the cap x tentatively planed are: upgrading the apartments with modern technology ( inclusive of appliances), making the property 100% gated, adding 24 hr security.My questions are:- is it realistic to target an increase of at least 50% in rent?

Unless you are adverse to insurance or its concept, you still want coverage in case the building burns down during reno because of say an electrical fire while the electrical was being upgraded.

Expenses are taxes, ins, utilities, and HOA fees.My question is should we rent full time and profit $7200 - $8,000 annually or sell (125k) and utilize 1031 exchange to upgrade to a larger vacation home in same area where rental restrictions aren’t as strict as Condo w HOA and rent multiple times a year without multiple HOA deposits and parking, etc.Price for upgrade home would be around $400k.
