The defense of the 2% rule is that it is a rule of thumb which allows you to reject a property that doesn't measure up based on the numbers.When you're looking at a fix and flip, the rent is not a prime consideration, many times the property is vacant and often uninhabitable.

My wife and I started looking into investment properties about 6 months ago and pulled the trigger on a multi family duplex a month ago, we have one side rented out post reno (3 Weeks after we closed) and will have the other side rented out in early March.

If your market is a really strong buyers market then that would be a consideration to make it more marketable.Most bang for the buck would be adding a bathtub to the 1/2 bath as long as you don't cause a defect to the rest of the home's appeal by doing so.
