Hello to all, new member checking in here.I’m a mechanical engineer by trade, working primarily in the industrial automation and robotics industries.I’ve been on the fence reading/listening/dreaming for way too long learning about various investment opportunities and am ready to take a leap into real estate investing.I’m most intetested in multi-family and possibly note investing with some IRA funds to start.I’m looking to start building a network in this industry and creating a life with more freedom for myself.Thanks for reading.

Once the property is in rent ready/like new condition and fully rented I Refinance it to payoff my lender and HELOC.

If I were you, I'd change the lease for future tenants to ready you will provide for basic internet connection, howerver; tenants will be responsible for upgrading for higher data usage at their expense.

I’d recommend joining some of the local real estate meet ups, getting on wholesaler lists and making sure you are ready to pull the trigger when you find a good deal.

I'd like to renovate or gut the bathroom and renovate the kitchen to increase the rents.The market is ready.

(Got it from an online training program) Found a motivated Buyer with funds ready to go. 

They need to know that you really Can buy now.They need to know that you are Ready to buy, not spend 6 months working with you before you are ready.I assume this would be a buy and hold?

I've also been using the weekends to head over there to walk the neighborhoods and chat with people to see who is living where, what types of people lives in each, and who I could expect to market the rentals to when ready.
