Account Closed  and I have found wholesale deals thru either referrals or by direct marketing mailing campaigns with people who have a need to sell and either because they need money fast, tired of dealing with tenants, etc.

You can't ask people to do things for nothing, unless they are your mommy or daddy and even they can get tired of that.Mentoring is a required arrangement in some real estate companies, especially large ones.

I know with all the recent sandwich lease option suggestion we have had recently someone may suggest that, but not for someone starting off, you can find a good seller financed deal from a tired landlord, easier with less trouble.

Some are just browsing/kicking tires - the cost is by far the lowest I have ever seen for a two-day real estate seminar (usually others are at least $1000), let alone one where 90% is actual education and only a small amount of time is spent pitching the expensive  student programs.
