Investing After Bankruptcy?

I went through a divorce a few years ago and my excellent credit was ruined. I've rebuilt my credit since then, but the bankruptcy is haunting me.

Is there any way to buy performing rental properties with a bankruptcy on your record?

If I could be so bold as rephrase, things you could do as far as making money without a credit rating,

Be a Seller Financing Expert as Bill Gulley suggested, look into Agreements for Deed, Sub2, Wraps - AITDs, Lease Option when buying, etc. Depends on where you live. Go see your REIA president and ask for a Seller Financing Attorney.

And be a Seller Financing for Home Buyers with bruised credit, read up on rebuilding credit reports, see http://www.amazon.com/Credit-Repair-Robin-Leonard-J-D/dp/1413314201 nolo attorney book.

I like Lease Optioning Sellers with no equity to bruised credit but high income buyers.

I get $5000 a house minimum to assign the deal.

There are many other "no credit routes", for example Wholesaling ugly and pretty houses.
