That is super tight, especially if their credit report and application shows a car payment, some credit card debt, not to mention all their other normal living expenses, like gas, car insurance, groceries, day care perhaps, entertainment, etc.

I understand the numbers are tight but this seems it has good potential, and since I am not overly tied to the property, I can still walk away, albeit with an expensive lesson.I can cut down on some of the cost because I am going to GC the project and can do some of the jobs myself, like drywall, because its what I do for a living.

-The property manager has informed me that there is no way the new tenants will pay the originally promised rent amount by Norada, even with the repairs; thus, reducing the overall cash flow I was expecting.I'm reaching out for some advice, as this is my first investment property and the only thing I've been told is just to "hang tight" until the repairs are done.
