Commercial leases are more bullet proof than residential.

Their detailed monthly reports should suffice.On the other hand, as the property owner, you have every right to demand that they provide you proof of the expenses they incur on your behalf, such as invoices.

I'd go with a good quality all-vinyl floating laminate type floor - it will be virtually pet-proof. 

People will disagree with that statement and say "I'm cash flowing $5,000 per month in D class bla bla" but they have 10 yrs of experience in PM, land-lording, and a lawyer to write bullet proof leases. 

Seller agents are asking for pre-approval and proof of funds for the offer.

You just need to request your servicer to remove PMI and they will do it if the numbers are good and you can show the proof/evidence for your appraisal value.

I will begin by stating that the rehab went over budget as I decided to test out more durable materials such as using Life Proof Flooring throughout the entire home excluding the bathroom.

Also like @Russell Brazil we are trying to strengthen the quality of our holdings while trying to make our portfolio as correction or recession proof as possible.

Ask to see proof of on time payments.
