Hi,  I am looking at a SFR in Denver with a detached mother-in-law suite (ADU). 

If you truly want to be passive I think REITS would suit you best, since you're already familiar with investing in the market.

Universal denied the claim.We filed suit against them.Now we cannot find new insurance at all, so lender FORCED their insurance at $3200 per year.Do you know of ANY insurance company that MIGHT insure us with the pending lawsuit? 

The HOA has informed the owners that the HOA master insurance policy will only cover the club house/swimming pool and the common public areas.

Hi all - in the situation where a property has an in law suite in the basement, would you consider renting out that unit separately for extra income over the duration of the lease in a lease purchase situation, or would you rent out the whole thing to a tenant buyer and simply have let the in law suite be a value proposition to the tenant buyer (they can sublease that unit and use the rent to pay us the rent payment)?

I start getting closer, the fields are beautiful, the rural roads and forests just make you think of childhood and swimming in a creek.
