Nashville the capital is and has been booming for years so it may be a tight and expensive market to get into but there are a few cities surrounding to pay attention like Clarksville, Murfreesboro or Franklin. 

So much of South Philadelphia (Point Breeze and surrounding areas for example) seems incredibly picked over and saturated at this point.
