Up and Coming Neighborhoods in Kansas City

I recently started long distance investing in the KCMO area. I wanted to hear from some locals about which areas:neighborhoods people see as you and coming. I’ve seen the Kansas City zip code breakdown that was done a few years ago, and that was very helpful. I’m wondering which neighborhoods, if any, are changing for the better right now. Thanks in advance for any help or information!

@Tesho Akindele Neighborhoods that are changing - historic northeast, Raytown, independence (though some to avoid), just east of the downtown loop, Rosedale in KCK, Grandview. If you can snag a property in Lee's Summit or Blue Springs better get it now before it turns into Johnson County where you can't afford it. Hope that helps!
