I would ask your real estate agent to run a comp analysis a couple of different ways to see just what the market looks like...now and in six months....2) Interest rates are climbing steadily...which is going to impact your re-fi...and maybe limit the pool of end buyers if you sell outright.3) 6 months is not a lot of room to work with...I would create a contingency plan...what if you get to the end of the road, and can't re-fi?
