Court House steps purchases

I'm looking for a mentor or someone with experience in purchasing Court House properties in the Saint Louis / Saint Charles, Missouri area. I pretty much know what is involved but I haven't pulled the trigger on an actual purchase. Please reach out to me, if you have actually done this in either of these areas. Thanks

Thank you both for your response. I have actually researched and bid on one of these properties. Started at $78K (would have been an amazing purchase at that price) and I bid against another person, up to $105K. The winning bidder got it for $106K (located in Wentzville). It didn't look like it need much fixing up at all. Maybe new carpet and paint. I know this is a much riskier way to acquire properties, but I feel like I can get some good deals. The competition pool seems much smaller.
