My partner and I were able to close on a duplex for $33k with minimal repairs expected, but still anticipating $8k - $10k to be spent over the coming months.  

I partnered on an SFH in the Independence area earlier this year.

@Kyle Hern Pittsburgh is also a great as the property values are not nearly as high as Texas or Florida, and the market is very very strong.

That said, if one comes up Im game to potentially partner if you find it. 

Earlier this fall I purchased my first investment property with a partner @Josh McQueen, a 3-2 single family near Ft.

My partner and I had a discussion as to which one would be preferred when I brought it up that not everyone frequents those places.

I have built relationships with a few investors who would be interested in partnering but it is not a large property and may not be worth the time to manage if the cash flow was split.Are there any other ways that I could turn this property into a rental instead of having it leech my savings for the next 4 months til the market picks up? 

With you being a newbie, I would strongly suggest you not write your own lease.

Duplexes in my neighborhood are selling for $415-$435,000 and rent for $1,100-$1,200, including water/sewer (Bend does not allow 2 meters on 1 tax lot) Demand has been strong.
