Definitely compare what brand of equipment each is using, a Goodman is going to be a lot cheaper than something like Carrier but will most likely give you a lot more trouble.

You can also look at triplexes and fourplexes pretty easily if you are flexible with location given the funds you have (and the lending on this is very straight forward). 5+ units are even an option - it is all just about what you ultimately are looking to achieve!
