@Michael HooverAnother property category to consider might be land - buying under-market from distressed sellers or tax sale/foreclosure auctions, then selling with owner financing: cash up front from the incoming buyer, then a monthly cash flow with no tenants or toilets for a few years, then a chunk on the back end when they pay you off.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

Worst case a subpanel may be required.Water / Sewer - for your added bathroom (assuming) you will need a min. 3" sewer line for the toilet.

They didn't intentionally destroy it but one of the girls told me one of the others had a bunch of animals that she never took out and were just doing their business inside and i know they overflowed the toilet so badly once that it came all the way through the ceiling downstairs.

Of course the other alternative is private lending which you should be able to make a healthy 12-14% on without tenants and toilets.

Change the locks, start your renovations while they are there, hang dry wall and sand it, notify all the neighbors to keep an eye out on the property and to call you if they see any issues, make sure the toilet flashes, sometimes something gets stuck in the vent line, like a bird or tennis ball that causes a problem, replace the water lines (this requires no water service until completion).Sell a "wolf ticket" meaning to sue them, or other threats...
