Should I just do a saturated direct mail campaign to all addresses in the area or spend the time researching only the distressed properties?

When I first moved to my area I would spend my weekend going to as many open houses as possible.

Do the numbers: If you buy locally, how much do you need to spend with down payment, then monthly payments?

I have a three year old son and a Wife that I am unable to spend much time with and we are struggling and I HATE it!

We at least had some idea what we were doing, and how to spend the funds.  

After spending over 18 years in the healthcare industry, primarily in Nutrition & Wellness, Quality & Risk Management, Patient Safety and Performance Improvement I've decided to do something a little different.

For the sake of your business I would encourage you to spend 20 min a day responding and interacting here on the forums so as to build up credibility as some on who is knowledgeable and trustworthy.  

You may have to pay them a little but you will soon get a grasp on associated cost and it will be alot better to spend this money than having the wool pulled over your eyes.
