@Brent Crosby, When doing a 1031 it's your skill at locating good investment opps that's the key. 

Another way to look at it is the science (elevation data) vs the art (function and appearance).

I'm looking to use my agent skills to become an investor further on down the line, but I'm still in the very beginning stages of learning the subject entirely.
