Real Estate based day jobs without a license

Hey BP,

I’m a rookie investor. After growing up around real estate, I began my own investing education in February of this year. I attended a 3 day workshop here in Austin and was instantly hooked. I’ve been listening to podcasts on repeat and making my way through the suggested books on BP. But I would really love to be able to truly immerse myself in this industry, so Im researching/searching for any day jobs I could apply for that would allow me to learn about real estate and my local market while earning enough to pay my bills. I currently work as a bartender, and have been for the past eight years. I’ve gained communication skills, task/time management, leadership and training skills, and really discovered a passion for people. All things that I think are valuable in this business. I’ve looked into property management, title office positions, apartment locating, etc. Some of these require a license and some don’t. I’m not opposed to getting my license and have thought about it several times, even went as far as signing up for classes, but dropped them after learning how it could negatively affect my investing.

So Im wondering if y’all have any advice on what Real Estate based day job would be most beneficial to my education and still cover my cost of living? (Currently earn $57k as a bartender)
